Privacy Policy

Transparent (transparentrent.com) is run by Instance, LLC (“we,” “us”). This policy explains what we collect, why, who helps us run the site, and the choices you have.

The short version: we collect what we need to run the site and to send the alerts you ask for. We don’t sell your personal information, and we don’t show ads.

What we collect

• Your account. Your email address. If you sign in with Google, Google also gives us your name and profile picture.
• What you save. The apartments, buildings and searches you watch, your alert settings (such as paused or unsubscribed), and a record of the alert emails we sent you.
• Feedback. If you send us feedback, we keep your message, the reply email you give us (if any), your account email if you’re signed in, the page you sent it from, your browser type, and a scrambled (hashed) form of your IP address that we use to stop spam.
• How you use the site. Pages you view, what you click, your browser and device type, and your general location (such as your city). We don’t record your sessions (no session replays).
• Technical information. When your browser connects, our hosting and security providers see your IP address and may keep it briefly in their logs. We don’t keep IP addresses in our analytics.

We don’t collect payment details or phone numbers. The rents shown on Transparent come from publicly available listing sources and describe buildings and apartments, not you.

How we use it

• To run the site and sign you in.
• To send the emails you ask for: sign-in codes and price alerts.
• To send notices about your account or this policy, and occasional updates about Transparent. Every update has an unsubscribe link.
• To understand how the site is used and make it better.
• To keep the site secure, stop bots and abuse, and meet our legal obligations.

Who we share it with

We use these companies to run Transparent. They handle your information for us, not for their own purposes:

• Supabase: our database, accounts and sign-in
• Vercel: hosts the website
• Resend: delivers our emails
• PostHog: analytics
• Vercel Web Analytics: anonymous, cookieless page-view counts
• Cloudflare: the bot check (Turnstile) when you sign in or send feedback, and storage for our map files. Cloudflare sees your IP address when a map loads.
• OpenStreetMap (via Protomaps): the map data. It comes from our own storage, so they don’t see your visit.
• Google sign-in: sign-in with Google. Google’s sign-in button loads when you open the sign-in box, even if you don’t use it.

We may also share information if the law requires it, to protect people’s safety or our rights, or as part of a merger, acquisition or sale of our business. If that happens, this policy keeps applying to your information.

We don’t sell your personal information, and we don’t share it for targeted advertising. We don’t show ads today. If that changes, we’ll update this policy first. If we ever want to sell or share personal information, we’ll ask for your permission before doing so with information we already have.

Cookies and tracking

We use cookies and your browser’s storage to keep you signed in and, through PostHog, to recognize your browser between visits. Cloudflare’s bot check also runs in your browser when you sign in or send feedback. When you open the sign-in box, Google’s sign-in button may set a cookie of its own. We don’t use advertising cookies. You can block or clear cookies in your browser settings, but you might not be able to stay signed in.

We don’t let other companies use our site to track you across other websites. Google’s own privacy policy covers what Google collects through its sign-in button. Browsers’ “Do Not Track” setting has no agreed standard, so we don’t change how the site works when it’s turned on.

We honor Global Privacy Control (GPC). If your browser sends it, we turn off analytics for you: PostHog and Vercel Web Analytics don’t load, and nothing about your visit is sent to them.

Your choices

• See and change what you’ve saved on the Alerts page, and your account under Account settings.
• Stop emails with the unsubscribe or pause link in any alert email.
• Delete your account under Account settings. It immediately deletes your account, your alerts and the record of emails we sent you.
• Ask for a copy of your information, or for anything else, at info@transparentrent.com.

How long we keep it

We keep your account information until you delete your account. Analytics data is deleted by PostHog after a limited time. Backups and provider logs may keep copies for a short time before they’re deleted.

Security

We use encrypted connections and limit who can access your information. No system is perfectly secure, so we can’t promise that information will never be exposed.

Children

Transparent is for people 18 and older. We don’t knowingly collect information from children under 13. If we learn that we have, we’ll delete it.

Where your information is stored

We store and process your information in the United States.

Changes to this policy

When we change this policy, we’ll post the new version here with a new effective date. If a change is significant, we’ll also email people who have an account.
